Washington Square Partners was retained by Trinity to complete a provide financial analysis of various renovation and redevelopment scenarios for 68 and 74 Trinity Place, located adjacent - and physically connected via a pedestrian bridge - to the historic Trinity Church. In the coming years, 68 and 74 Trinity Place will need to undergo costly code-required renovation work. WSP prepared a market analysis and worked with architects Perkins + Will and Turner Construction to analyze the existing conditions of the two buildings and estimate the renovation and development costs. WSP analyzed the feasibility of Trinity financing improvements and entering into private partnerships to utilize unused FAR.

All scenarios included Trinity's future need for office, assembly, performance, and school space. The partnership scenarios included the creation of new, private office and residential condominium space, the assemblage of the two parcels to create more efficient floorplates, and the transfer of air-rights from Trinity Church in order to maximize FAR and generate the necessary income to meet Trinity's needs.
